Management Services

Property Assessment

  • Conduct a complete property assessment.
  • Conduct a competitive market analysis.
  • Develop a comprehensive Marketing Plan.
  • Management of the advertising budget.
  • Conduct a complete pricing analysis and recommend changes as appropriate.
  • Complete an external and internal signage assessment and make recommendations.
  • Conduct in-depth, on site employee evaluations with concentrations on product knowledge, sales skills and customer service training.
  • Evaluate the value and necessity of model apartments.
  • Research and execute a targeted community outreach program.
  • Create, promote and monitor of various referral programs.

Performance Monitoring

  • Monitoring and assessment of weekly traffic and media information.
  • On-going employee training and evaluation with the use of sales videos, training manuals and personalized one-on-one training.
  • The scheduling and execution of weekly property management team meetings.
  • Employee incentive programs focusing on individual sales goals.
  • Monthly (or as needed) employee shopping report analysis and retraining.

Operations Services

  • Assist in preparing specifications for major repairs and improvements. Evaluate competitive bids for services and repairs.
  • Monitor, log, and evaluate utility consumption.
  • Offer advice and recommendations on energy conservation methods and technologies.
  • Provide natural gas at discounted prices via our bulk gas purchasing program.
  • Design and implement preventative maintenance programs.
  • Make maintenance staff evaluations and staffing recommendations as necessary.
  • Contribute direction in areas of elevator upgrades, landscaping, power plants, snow removal, refuse removal, exterminating, cable television systems, painting, decorating and window washing.
  • Define and implement security measures. Plan and review security protection systems.
  • Develop and maintain an Emergency Plan used in crisis situations, i.e., fire, flood, tornado, personal injury, etc.
  • Oversee management of garage and parking operations.
  • Develop and implement a comprehensive recycling program.
  • Coordinate resident move-ins and move-outs.

Accounting Services

  • Account for receipts and disbursements.
  • Process employee payroll and tax deposits. File payroll returns and reports.
  • Collect delinquent receivables.
  • Prepare or assist in preparing annual budgets.
  • Provide combined monthly and YTD statements on a cash or accrual basis.
