If you want to reserve one of the apartments on our listings, the first step is to complete a lease application. An application fee of $75 per person applies and this can be paid with VISA, MasterCard, a money order, a certified check or a cashier’s check.

Apartment Rental Tips

There’s many beautiful apartments to enjoy but the property management company you choose to rent from can greatly influence your experience. To make sure your apartment is kept in tip-top condition and your finances are safe, it’s best to choose one with a proven track record. Although not essential it’s also helpful if their offices are located close by, giving you the opportunity to drop in if you need to without any major inconvenience.

Tenant’s Insurance

Every property landlord and owner will insure their property but tenants shouldn’t assume this means that they’re automatically covered too. This insurance is designed to cover the losses for the owner and as a tenant, you will have completely different needs. An apartment renter’s insurance policy is available which will provide protection against theft, fire and floods. Rather than protecting the building itself these policies are designed to cover the contents instead, providing protection for your belongings. You might be surprised at how inexpensively these policies are; take a look at our insurance page for further details.

Getting Around

Even if you fall in love with the apartment, don’t forget to investigate the transport links too. If you need to take the subway or the bus, find out how far away the stations or stops are and how long the journey takes. It’s these kinds of little details which will make the difference to your everyday life.

Everyone has an idea of their perfect place to live but it’s important to be realistic about what you can afford. In Chicago, it’s generally accepted that approximately 35% of your income (gross) should be set aside to cover the costs of building heated apartments. For tenant heated apartments, the figure is slightly less at 30%. Every landlord will have their own idea about qualifying criteria, these ballpark figures should give you an idea of what to aim for.

Furry Friends

If you share your home with a feline friend, you shouldn’t find it too tricky to find a suitable apartment. It’s not unusual to have to pay an increased security deposit prior to moving in; this typically around $200.

Tenants with dogs won’t find the search quite so easy, however many of our properties welcome small dogs, as there’s not many landlords that permit them in their property. Give yourself at least 2 months to search for a suitable place; you may need all of this time to find an apartment that’s right for you. Even if you do find a landlord willing to accept dogs, you may need to pay more per month or you could be asked for an even higher security deposit.

Other kinds of pets may or may not be allowed, depending on the potential impact they could have on the property. Make sure you ask for permission in advance, prior to signing on the dotted line.

Hiring Furniture

If you need to furnish an apartment don’t feel that you have to splash out and buy everything you need. Hiring furniture is an economical way to furnish your home, and if you’re only planning on staying in Chicago for a year or two, it will save lots of hassle in the future. Individuals who move regularly around the country with their employer find this a useful solution. Renting furniture doesn’t mean having to put up with a style that you simply cannot stand; there’s all kinds of designs available so you will still be able to have surroundings that are pleasing to the eye.
